Manager oversees the daily management, planning, and execution of
construction projects to ensure they align with design
specifications, adhere to schedules, and meet financial objectives.
Establishes project governance by implementing standards,
processes, and tools to facilitate efficient project management
throughout its lifecycle. Understand and practice construction
processes and operations to establish productivity and quality
goals for projects. Monitors project milestones, changes, and
technical reports, while also managing relationships with clients
and contractors and fostering clear communication channels.
Addresses escalated project issues that could hinder project
delivery and devises solutions accordingly. Evaluates project
metrics to pinpoint areas for improvement and cost-saving measures
for future projects. May supervise a department within high-volume
administrative/production settings and exercises decision-making
authority within this scope. The Project Manager has a close
collaborative relationship with the Pre-Construction team from the
initial stages of the project. Project Administration Prime
Contract Understand the prime contract and how to manage the
project by those terms and conditions. Prepare for and conduct OAC
meetings. Generated SOV and produced monthly project
billings—tracked receivables and communicated with upper management
regarding payment status. Manage design teams to ensure information
is provided promptly to facilitate the project schedule.
Subcontracts Assist or conduct weekly subcontractor meetings, QC
meetings, project coordination meetings, etc. Review & approve
subcontractor SOVs. Process subcontractor billings timely. Process
vendor billings promptly. Manage subcontractors to ensure their
contract document obligations are met. Address and deal with
subcontract back charges promptly and with precise supporting
documentation to avoid conflict and claims. Internal Conduct weekly
staff meetings to review the project's health and problem
identification/resolution. Assist in preparation and attend
subcontractor preconstruction meetings. Review and ensure
accuracy/compliance for all daily reports. Work with the project
admin to ensure that they understand the project’s needs and that
their workload is balanced with other projects that they may be
working on. As necessary, schedule meetings with the admin and
other PMs they are working with to clearly establish priorities.
Financials Forecasts Timely and accurate forecast to properly
portray the estimated cost to complete project cost codes. Change
Management Management of changes on both the Owner’s and
Subcontractors’ sides. Understanding the costs to properly vet
changes and package them into a professional format with
appropriate backup for processing. Timely management of changes so
that CM software portrays proper estimated cost at completion and
fee. Knowledge of Procore Financial Module. Including setting up
prime contract SOV, budget, cost codes, financial markups,
invoicing, formatting, etc. Schedule Ability to develop a project
baseline schedule with proper logic, sufficient project details,
and proper durations to establish the project schedule. Understand
contractual requirements to track delays and project float.
Consistent project schedule updates to accurately reflect the
actual dates, remaining durations, and projected project finish.
Communication with the project superintendent to manage and execute
the project schedule/plan. Participate in major pull planning
sessions and help facilitate the superintendent’s pull planning
sessions. Ability to input project delays into the project schedule
to accurately reflect impacts on the project schedule. Assist and
work with the project superintendent to resolve schedule issues in
the field. Job Procurement Project buyout, including managing the
project budget and creating comprehensive scopes of work that
ensure complete coverage. Lead negotiations with subcontractors
relative to the scope of work. Ensure timely and accurate
submittals and release of materials to facilitate the project
schedule. Depending on the job staff, the PM will be responsible
for the management of staff to ensure the same. Ensure the
procurement log is maintained. Quality Assist in the preparation
for and participation in QC phase meetings. Ensure the
superintendent is conducting appropriate inspections to produce
specified quality. Ensure that QC meetings are adequately
documented. Look ahead for problems that will impact the schedule,
quality of scopes, gaps, and compatibility. Creating RFIs to
propose solutions and mitigate project schedule, cost, and quality
impacts. Safety Work with the safety department to implement and
adhere to BC safety policies. Client Satisfaction Ensure that the
client receives the project on time, within budget, and with the
expected quality. Control the project to foster the experience that
the client desires. Lead professional OAC meetings to ensure that
the client feels heard and comfortable and that the project team
has the client’s interests at the forefront of decision-making.
Business Development Attend Butler-Cohen happy hours and other
networking events, grow and expand your network. Understand the
client’s next projects. Build a relationship with your client so
when a prospect of a new project comes up, you/Butler-Cohen will be
the person/company they want to work with. Feed the BD department
with potential leads on new work. Talent Development Demonstrates a
firm understanding of the above-listed responsibilities and can
train others to perform these duties. Understanding of management
principles and how to hold project team members accountable. Work
well with others and treat all team members with respect. Ensure
that admin is part of the team and assist with managing admin
duties so they do not get overloaded when working with multiple
projects/PMs. Train and develop staff members to advance in their
careers. Education/Experience Required: 4 years of construction
project management experience on commercial construction projects
Bachelor’s degree in construction science, Construction Management,
or similar Skills/Abilities Required: Must have the ability to work
flexible hours, including weekends. Willingness to travel in the
market and relocate based on project location. Able to work in all
elements of the outdoor environment which include the heat, cold,
rain, snow, wind, etc. Able to access entire jobsite including
stairs, scaffolding, ladders, elevation changes, etc. Can work in
physical positions including kneeling, sitting, standing,
squatting, bending over, etc. The ability to establish and maintain
a positive and professional working relationship with individuals
at all levels of the company including client representatives and
subcontractors. Must be able to work and perform duties with
minimal supervision and must have extensive problem-solving skills.
Must have basic computer skills, including Microsoft Office Suite
and Project Management software (Procore preferred). Strong working
knowledge of all project documents, including specifications,
plans, submittals, subcontracts, shop drawings, and any other
project specific documents. Knowledge of local quality, safety, and
health guidelines for construction job sites. Working knowledge of
OSHA requirements and OSHA site visits. Physical and Working
Conditions: This role is performed in a hybrid indoor/outdoor
setting on an active commercial construction site and requires a
high level of physical mobility and situational awareness. Physical
Demands: Must be able to walk the site multiple times per day,
including uneven surfaces such as sand, gravel, or compacted dirt.
Must be able to climb stairs and ladders to access all areas of the
jobsite, including roofs, mezzanines, and spaces above ceilings.
Frequent bending, kneeling, stooping, squatting, and standing for
extended periods are required to check framing layouts, concrete
forms, and detailed fieldwork. Must be capable of lifting,
carrying, pushing, or pulling objects weighing up to 50 pounds
unassisted. Must be able to work on their feet for most of the
workday without the need for extended rest periods. Must be able to
visually inspect small details and work elements at close range and
at a distance. Must be able to hear and understand verbal
instructions and communicate clearly across noisy jobsite
environments. Must be physically capable of coordinating in the
field with subcontractors, vendors, and inspectors throughout the
day. Working Conditions: Work will occur in all weather conditions,
including extreme heat, cold, rain, and wind. Must be comfortable
working independently without direct supervision during afternoons,
early mornings, or weekends as project needs require. May be
exposed to high noise levels, dust, and other airborne particles;
appropriate PPE must be worn. Must be able to safely navigate
active construction areas, including heavy equipment, scaffolding,
and temporary structures.
